This was a complete re-design and renovation of a nineteenth
century Victorian one bed roomed flat . Every aspect of the
design and fit was project managed by Powertec with all building
design and electrical installation work done by our own in
house design specialist.
The challenge was to upgrade the property to modern standards
with a high standard of technology inbuilt and to enhance
the original Victorian features as well as create a higher
spec of features than the original build. The project has
been broken into six sections for the use of this portfolio.

1 Kitchen :
Black high gloss units with solid oak worktops, recessed
Karon Phoenix sink top and tap. All white goods integrated
into design with Bosch double oven, flush fitting five burner
gas hob with wok facility. Wall surfaces with mixture of Indian
slate, pervincia silver splash panels and plaster skimmed
walls with Dark Elegance grey emulsion and glitter glaze.
Wood surrounds in oiled Solid Oak Square Edge finish. Floor
laid with high grade terracotta tiles. Tall standing black
high gloss radiator. Lighting in halogen with brushed steel
cast fittings and remote control colour changing LED strip
lighting to colour flush ceiling and wine rack. |

2 Shower room :
Shower cubicle with high powered fixed head stainless
steel shower and mixer valve direct from Vokera boiler. Wall
hung Opal glass sink and mixer tap in polished stainless steel.
Wall hung WC with infra red flush control. Ceiling and shower
panels in Pervincia silver and Midnight blue. Ceiling panels
cut to mirror contour of shower tray. Walls in Indian slate
with oak surround and stainless steel towel rail. Lighting
in halogen, shower fan with integrated light. Mirror with
integrated lighting recessed into wall. Remote control colour
changing LED downlights and mirror reflection floor lighting
cut into a Karndean tiled floor surface. All wall surfaces
were lined with 22 mm marine grade ply and moisture resistant
plasterboard to give strength where applicable. |

3 Hall :
Dropped ceiling with cornice and dado. Mixture of
halogen and compact fluorescent lighting recessed using brushed
steel downlights. All woodwork along with all doors, external
and internal removed and chemical dipped to strip paint, waxed
and refitted. Skirting LED lighting from Occupancy sensor
on entry. Tall standing radiator in brushed steel. |

4 Living room :
Dropped ceiling, insulated with acoustic insulation
to contain theatre surround sound containing 10 degree direct
beam halogen luminaries in brushed steel. Recessed fittings
directed to highlight various chosen aspects. Original fireplace
sandstone exposed and matched with local sandstone to complete,
framed with wood partition with inset remote controlled flush
fitting gas fire. Cornice work to replicate original and all
woodwork fabricated to replicate original. Moulds taken from
bedroom. |

5 Bedroom :
Woodwork stripped to original, skirting removed as
damaged and wood panelling made up in sections, installed
with bespoke furniture. Center light removed and picture lighting
installed to reveal a softer light. Luminaries with low energy
PL lamps. Two tone rag rolled paintwork for deep warm effect.

6 Entertainment and sound :
Dolby Pro logic 5.1 surround sound and Sub woofer
supplied though amplifier with independent stereo ceiling
speakers controlled through speaker control unit to kitchen,
bathroom and bedroom.
Living room with full surround sound linked to DVD, video,
HDTV, Wii and Ipod dock. Equipment by Yamaha, speakers by
B&W
